| "Golf
courses seem like they would be easy
because everybody loves them, but
in reality they are difficult to develop
properly." ~

everybody loves a good golf course, the truth
of the matter is that these projects always involve
complex zoning, environmental, and economic issues.
Without proper preparation at the front end, a
golf course with accompanying real estate development
can turn into a land planning and financial nightmare.
With proper planning and advice from seasoned
professionals, golf course communities can become
pillars of their towns and cities. Smith &
Hale has a proven track record of providing such
advice, as evidenced by their leading roles in
the projects discussed below: |

Muirfield
Village Golf Club |
Smith
& Hale LLC represented Jack Nicklaus in developing
the crown jewel of the world famous golfer's course
designs, Muirfield Village Golf Club. Located
in Dublin, Ohio, and ranked in the top 25 list
of America's greatest golf courses as ranked by
Golf Digest, Muirfield annually hosts the PGA
Tour's Memorial golf tournament. The course is
the centerpiece of one of the most recognizable
residential communities in Central Ohio, Memorial
Village, which contains nearly 2,500 homes.
Nicklaus
engaged Smith & Hale to represent him in
developing a special golf course and community
near his hometown of Columbus, Ohio. Having
acquired a large amount of acreage in rural
northwest Franklin County, the execution of
this plan required creativity and expertise
that only Smith & Hale could provide. The
firm took on responsibility for most of the
major issues facing the project, by providing
valuable advice regarding the eventual master
planning of the community, obtaining commitments
to extend utility service to the development,
and securing land entitlements that have provided
the flexibility necessary for it to meet its
full potential. Today, Muirfield Village is
one of the most recognizable communities in
the state.

New
Albany Country Club |
Located
in the Village of New Albany, Ohio, the New
Albany Country Club is the social epicenter
of this upscale municipality. Smith & Hale
LLC was and continues to be the lead consultant
for Leslie Wexner, founder of the Limited Brands,
and his development unit, The New Albany Company,
as they have created one of the most unique upscale
communities in the country. Being keenly aware
that top-notch recreational and social amenities
are important to any community, early-on in the
process of developing his extensive real estate
holdings Mr. Wexner made the development of a
first-class golf course and country club a high
priority. The New Albany Country Club is the product
of this vision.
The
golf course is surrounded by homes designed
with Georgian architecture which are found on
large estate lots. The quality of this neighborhood
has gained it wide acclaim as one of the best
master-planned communities in the country.

Ballantrae/The
Golf Club of Dublin |
As
legal counsel for The Edwards Companies, one of
the most respected real estate developers in Ohio,
Smith & Hale LLC was instrumental in securing
development rights for the residential community
known as Ballantrae in Dublin, Ohio. The
Golf Club of Dublin is centrally located in
this large residential community consisting of
high-quality homes with a mix of product types,
including traditional single-family homes, condominiums,
and patio homes. Ballantrae is a true master-planned
community comprised of nearly 1,100 home sites
nestled among 640 acres of "Irish" countryside,
including rolling hills and approximately 62 acres
of public and neighborhood pocket parks. |
